Sunseria Real Estate Group, LLC, doing business as CENTURY 21 Edge ("CENTURY 21 Edge," "we," "us," or "our"), respects your privacy. This Privacy Policy explains how we collect, use, disclose, retain, and protect personal information when you use Century21Edge.com or any other website, subdomain, landing page, agent website, form, account, application, communication channel, or digital service that links to this Privacy Policy (collectively, the "Services"). The Services may be powered in whole or in part by our edgeONE technology platform and third-party service providers.

By using the Services, you acknowledge the practices described in this Privacy Policy. This Privacy Policy does not apply to a third party's website, application, or service that maintains its own privacy policy, even when we link to or integrate with that third party.

1. Information We Collect

We may collect the following categories of personal information, depending on how you use the Services:

1.1 Information You Provide

  • Contact and identity information, such as your name, email address, telephone number, mailing address, and preferred method of contact.

  • Account information, such as login credentials, account settings, saved searches, favorite properties, notification preferences, and social-login identifiers.

  • Real estate and service preferences, such as properties viewed, desired location, price range, property type, timing, financing status, buying, selling, leasing, investing, or commercial real estate interests, and information about a property you own or may list.

  • Inquiry and communication information, including the content of forms, emails, text messages, chat conversations, appointment requests, showing requests, support requests, surveys, reviews, and other communications.

  • Property information you submit for a home valuation, market analysis, listing consultation, or other real estate service.

  • Referral and service-request information when you ask us to connect you with a lender, title provider, insurance provider, inspector, contractor, moving or utility service, or another third-party provider.

  • Any other information you voluntarily provide.

1.2 Information Collected Automatically

  • Device and network information, such as IP address, browser type, operating system, device identifiers, language settings, internet service provider, and approximate location derived from an IP address.

  • Usage information, such as pages viewed, links clicked, searches performed, listings viewed, referring and exit pages, dates and times of access, session duration, and interactions with forms, advertisements, emails, and other features.

  • Cookie and tracking information collected through cookies, pixels, tags, software development kits, local storage, call-tracking tools, analytics tools, advertising technologies, and similar technologies.

  • Precise geolocation only when you choose to enable a location-based feature and grant the required device or browser permission.

  • Communications metadata, such as delivery status, open and click information, call or text routing data, and opt-in or opt-out records.

1.3 Information From Other Sources

  • Affiliated real estate professionals, including independently contracted sales associates and broker associates affiliated with CENTURY 21 Edge.

  • Multiple listing services, listing brokers, public records, property-data providers, mapping providers, and other real estate data sources.

  • Technology, analytics, advertising, identity, fraud-prevention, social-media, social-login, and communications providers.

  • Business and referral partners, when you request or authorize an introduction or service.

  • Publicly available sources and information that you make available to us or others.

1.4 Sensitive Information

The general website forms are not intended for Social Security numbers, government identification numbers, bank or payment-account credentials, wire instructions, medical information, or other highly sensitive information. Do not submit that information through an ordinary website form, chat, email, or text message. If sensitive information is reasonably necessary for a specific service, the applicable licensed or regulated provider or we will provide an appropriate secure method.

2. How We Use Information

We may use personal information to:

  • Provide, operate, maintain, personalize, and improve the Services.

  • Create and manage accounts, saved searches, property alerts, favorites, and website preferences.

  • Respond to inquiries, schedule appointments and showings, provide property information, prepare requested market information, and deliver real estate services.

  • Route an inquiry or lead to an affiliated real estate professional or appropriate office based on geography, property type, language, expertise, availability, or other relevant factors.

  • Communicate by email, telephone, text message, chat, or other channels, including service, account, property-alert, customer-care, and marketing communications as permitted by law.

  • Provide requested introductions to independent lenders, title providers, insurance providers, inspectors, contractors, home-service providers, and other businesses.

  • Authenticate users, secure accounts, prevent fraud and abuse, troubleshoot, monitor performance, and protect the Services, our users, and our business.

  • Analyze traffic, engagement, campaign performance, and consumer interests; measure and improve advertising; and develop or improve products, services, content, and business operations.

  • Use automation and artificial intelligence to assist with search, chat, content generation, translation, routing, summarization, quality assurance, and administrative workflows, subject to human oversight where appropriate.

  • Comply with legal, regulatory, licensing, MLS, contractual, recordkeeping, and professional obligations; establish or defend legal claims; and enforce our agreements.

  • Carry out any other purpose disclosed when the information is collected or with your consent.

3. Cookies, Analytics, and Advertising Technologies

We, and our service providers, may use cookies and similar technologies. These technologies may be placed by third parties or by us and may operate across sessions or devices.

  • Strictly necessary technologies support security, account access, form submission, load balancing, preferences required to operate the Services, and other essential functions.

  • Functional technologies remember preferences and support features such as maps, chat, video, social login, and saved searches.

  • Analytics technologies help us understand how the Services are used and improve performance and content.

  • Advertising technologies help us measure campaigns, limit repeated advertisements, create audiences, and deliver or evaluate advertising that may be more relevant to your interests.

You may manage non-essential technologies through the cookie banner or the 'Your Privacy Choices' link available in the website footer. You may also adjust browser or device settings. Blocking technologies may affect functionality. Strictly necessary technologies cannot be disabled through the preference center because they are required to provide the Services.

Some browsers and extensions transmit a Global Privacy Control (GPC) signal. Where required by applicable law, we treat a recognized GPC signal as a request to opt out of sale, sharing, or targeted advertising for the browser or device from which the signal is received. Because there is no uniform industry response to the older 'Do Not Track' signal, we do not currently respond to that signal except where required by law.

4. How We Disclose Information

We may disclose personal information to the following categories of recipients:

  • Affiliated real estate professionals and offices. We may provide your information to an affiliated sales associate, broker associate, broker, team, or office to respond to your request and provide real estate services.

  • Service providers. We may use vendors that provide website hosting, cloud storage, CRM and lead management, IDX and property data, analytics, advertising, email, calling, texting, chat, AI, mapping, cybersecurity, fraud prevention, authentication, document management, customer support, and other business services.

  • MLSs and real estate data providers. Information may be exchanged as necessary to display, request, correct, or manage listing and property information and to comply with applicable rules.

  • Independent businesses you request. When you ask for or authorize an introduction, we may provide relevant information to lenders, title and settlement providers, insurance providers, inspectors, contractors, moving and utility providers, or other independent service providers.

  • Advertising and analytics partners. We may disclose identifiers, device information, internet activity, and related information to measure, personalize, or deliver advertising and analytics, subject to your privacy choices and applicable law.

  • Professional advisers and authorities. We may disclose information to attorneys, auditors, insurers, regulators, law enforcement, courts, MLSs, professional associations, and other persons when reasonably necessary to comply with law, protect rights and safety, investigate misconduct, or manage claims.

  • Business transaction recipients. Information may be disclosed in connection with a merger, acquisition, financing, reorganization, bankruptcy, sale of assets, change of control, or related due diligence.

  • Other recipients at your direction or with your consent.

Affiliated real estate professionals may be independent contractors. Independent service providers and referral partners may maintain their own privacy practices, and their use of information is governed by their own policies and applicable law.

5. Sale, Sharing, and Targeted Advertising

We do not sell personal information for monetary consideration. Some state privacy laws define 'sale,' 'sharing,' or 'targeted advertising' broadly enough to include certain disclosures of identifiers, device information, or internet activity to advertising or analytics partners. To the extent our practices are treated as a sale, sharing, or targeted advertising under applicable law, you may opt out through the 'Your Privacy Choices' link or by contacting us as described below.

We do not knowingly sell or share the personal information of individuals under 16 years of age for cross-context behavioral advertising.

6. Email, Telephone, and Text Communications

When you provide contact information, request information, create an account, save a search, or otherwise interact with us, we may send communications related to your request, account, property activity, appointments, services, or relationship with us.

Where required, marketing calls or text messages will be sent only after the required consent is obtained. Consent to receive marketing calls or text messages is not a condition of purchasing or receiving real estate brokerage services. Message frequency varies. Message and data rates may apply. You may reply STOP to a text message to opt out and HELP for assistance. We will honor other reasonable revocation requests as required by applicable law. An opt-out may not prevent communications that are legally required, requested by you, or necessary to provide a pending service, unless the law requires otherwise

You may unsubscribe from marketing emails using the link in the email. We may continue sending non-marketing communications, such as account, security, transaction, response-to-inquiry, or legal notices.

7. Artificial Intelligence and Automated Tools

Certain features may use artificial intelligence, machine learning, or automated decision-support tools to provide responses, recommend content, summarize information, translate, assist with property search, or route inquiries. Information submitted to those features may be processed by our service providers. AI-generated content may be incomplete, inaccurate, or outdated and should not be treated as legal, tax, financial, appraisal, inspection, mortgage, insurance, or other professional advice. Do not submit highly sensitive information to an AI or chat feature.

8. Data Retention

We retain personal information for as long as reasonably necessary for the purposes described in this Privacy Policy, including to provide requested services, maintain accounts and consent records, comply with real estate, MLS, licensing, tax, legal, and recordkeeping obligations, resolve disputes, prevent fraud, and enforce agreements. Retention periods vary based on the type of information, the relationship, legal requirements, and operational needs. When information is no longer reasonably necessary, we may delete, de-identify, or aggregate it, subject to backup and legal retention requirements.

9. Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission, storage, or security is completely secure, and we cannot guarantee absolute security. You are responsible for protecting account credentials and promptly notifying us of suspected unauthorized access.

10. Your Privacy Rights and Choices

Depending on where you reside and subject to legal thresholds, definitions, exceptions, and verification requirements, you may have the right to request that we:

  • Confirm whether we process your personal information and provide access to it.

  • Correct inaccurate personal information.

  • Delete personal information.

  • Provide a portable copy of certain information.

  • Opt you out of sale, sharing, targeted advertising, or certain profiling.

  • Limit or restrict certain uses of sensitive personal information.

  • Provide information about categories of personal information collected, sources, purposes, and categories of recipients.

  • Review an appeal if we deny an eligible privacy request.

  • Refrain from discriminating against you for exercising a privacy right.

Describe the right you wish to exercise and provide enough information for us to locate and reasonably verify your request. We may ask for additional information and may deny or limit a request where permitted by law. We will not request more information than reasonably necessary for verification.

An authorized agent may submit a request where permitted by law. We may require proof of authorization and may need to verify your identity directly. To appeal a decision, reply to our decision or email privacy@Century21Edge.com with the subject line 'Privacy Appeal.'

You may opt out of non-essential cookies and applicable sale, sharing, or targeted advertising through the 'Your Privacy Choices' link. Your choice may be browser- or device-specific, and clearing cookies may reset the preference.

11. Additional Notice for California Residents

For California residents, the categories of personal information we may collect are described in Section 1 and may include identifiers; customer-record information; commercial information; internet or other electronic network activity; approximate or precise geolocation when enabled; audio, electronic, or communications information; professional or employment-related information when voluntarily provided; inferences drawn from activity or preferences; and sensitive personal information only when voluntarily provided or reasonably necessary for a requested service. We use and disclose these categories for the business and commercial purposes described in Sections 2 through 7.

We do not use or disclose sensitive personal information for the purpose of inferring characteristics about a consumer in a manner that would trigger a right to limit under California law. We do not offer a financial incentive or price or service difference in exchange for personal information unless separate terms are provided.

California residents may exercise applicable rights using the methods in Section 10. Where our use of advertising technologies is considered a sale or sharing, you may opt out through 'Your Privacy Choices' or a recognized GPC signal.

12. Children

The Services are intended for a general audience and are not directed to children under 13. We do not knowingly collect personal information online from a child under 13 without legally required parental consent. If you believe a child has provided personal information in violation of this section, contact privacy@Century21Edge.com.

13. Third-Party Services and Links

The Services may contain links to or integrations with third-party websites, social networks, mapping tools, mortgage or home-service providers, and other services. We do not control their privacy practices. Review the privacy policy of the applicable third party before providing information.

14. International Users

The Services are operated from the United States and are primarily intended for real estate services in the United States. If you access the Services from another country, information may be transferred to and processed in the United States, where privacy laws may differ.

15. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. We will post the revised version and update the Effective Date. Where required, we will provide additional notice or obtain consent for a material change.
